Our Services

  • Attendance at board meetings and annual member gatherings.
  • Preparation and dissemination of all necessary notices, proxies, and ballots for meetings.
  • Minute-taking and preparation for the secretary, inclusive of agenda, minutes, financials, reports, and proposals.
  • Coordination with the Association’s attorney, C.P.A., insurance agent, and other professionals.
  • Enforcement of the Association’s governing documents through regular property inspections.
  • Maintenance of Association records and provision of supervised access to homeowners.
  • Oversight of Association’s contractors, including validation and review of licenses and insurance.
  • Development of work scopes and procurement of competitive bids for maintenance and projects.
  • Prompt and responsive assistance to homeowners with Association business.
  • Supervision of the sale and rental process for tenants and new owners.
  • Creation and execution of an Association orientation for all new residents.
  • Maintenance of a rent and lease database, including lease renewals and approvals.
  • Upkeep of a current owner database with emergency contact information.
  • Collection of all assessments due to the Association and deposit of monies into appropriate accounts.
  • Dispatch of collection letters to delinquent accounts and posting of late fees.
  • Coordination with the Association attorney for delinquent account management.
  • Monitoring and supervision of lien and foreclosure attorney actions.
  • Receipt, review, verification, and submission of all invoices, utilities, and contractual services for payment.
  • Preparation of checks (with backup data) for Association officer’s signatures, if necessary.
  • Compilation of monthly financial reports.
  • Maintenance of financial records integrity for the Association C.P.A year-end report and tax returns.
  • Drafting of an annual budget for Association review, adjustment, and approval.
  • Assistance with the filing of the annual corporate Uniform Business Report with the Florida Secretary of State.
  • Supervision of Vendor Activities and coordination of all services.
  • (Accounting Services is included with Bookkeeping Contract – Separated contract) Monthly Income and Expense documents.
  • Maintenance and expense auditing.
  • Bookkeeping (Upon Request).
  • Monthly tenant deposit reconciliation.
  • Custom lease contract preparation.
  • Filing of Proper Notices.
  • Coordination, maintenance, and repair services.
